This access statement is designed to give you information on access to Harbour View Cottage, to help you decide
if the cottage meets your access needs.
Unfortunately Harbour View Cottage is not suitable for people with mobility issues, wheelchair users or very
young children due to the age of the building which has steep winding stairs, Bathroom and WC at First Floor level and above
and steps leading to the garden. There is also a step in the main living area
on the ground floor.

Arrival & Car Parking Facilities
The nearest bus stop in the town is approximately 400 m from the cottage, the nearest mainline rail station is in Kings
Lynn or Norwich both approximately 25 miles away.
There is a car parking area 10m from the cottage, however there are no allocated spaces. Most times you can
find a space – generally not a problem out of school holidays. Alternative parking can been found on the Quay ( 50 m).
Car park is sloping concrete.
The path to the cottage is uneven concrete.
The entrance to the cottage is through a doorway approx 73 cm wide.
A clear map and instruction on how to find the cottage is provided for visitors on the joining instructions.
The cottage is within easy walking distance to shops, pubs, restaurants and other facilities.
Poor mobile phone reception (depending on the mobile provider – Orange seems to give the best coverage)
from ground floor of cottage. There is better reception on the top floors and in the Garden.
Ground Floor; Living Room, Dining Room, Kitchen
The front door opens into the kitchen area. There is a low threshold
step into the room.
Open plan sitting room/dining area and kitchen.
Sitting area with two seater sofa and an arm chair and a tub chair.
Satellite T.V. and DVD player both with remote control.
Decoratively good. Lighting is adequate throughout.
Kitchen; Worktop height is 920 mm. Power point height is 1100mm above floor level.
Front loading washing machine in kitchen area.
Access to garden from the living area. There are steps up to garden (no handrail).
There is an outside garden light.
A door 68 cm wide leads to a staircase from the sitting room. The staircase is winding and leads to the first
floor. There are two grab rails
First Floor; Twin Bedroom, bathroom
Bathroom has 720 mm wide door, bath height is 590 mm. Lavatory height is 420 mm. Wash-hand basin height is 800mm.
Twin Bedroom beds 3ft wide. Non Feather pillows and duvets.
Second floor; Double Bedroom
Stairs leading to second floor bedroom. Door width 650mm. Stairs wind.
Double bed 4ft6” wide. Accessible from both sides.
En-suite WC: Lavatory height is 420 mm. Wash-hand basin height is 800mm
There is full gas central heating.
